WA’s housing crisis persists with over 75 per cent of suburb areas in ‘extreme rental pain’

To some property news to start and despite a modest easing in price increases in some areas, WA’s rental crisis remains far from resolved, a new report shows.

The latest Suburbtrends Rental Pain Index for September found that significant portions of household
income were still being directed towards rent across the state, with 77 per cent of suburb areas in extreme rental pain.

This has been driven by a 16 per cent rent increase, resulting in 32 per cent of income going towards rent on average.

Founder of Suburbtrends Kent Lardner said even in areas where price hikes have eased, many renters continued to face severe affordability issues.

“This is especially true across numerous LGAs, where vacancy rates remain critically low, exacerbating competition for already scarce rental properties,” he said.

“The slowing pace of rental increases does not mean the crisis is over—it simply means the pressure has shifted slightly, but the overall stress on renters remains severe.”
